Property Manager
Sorbon Estates | Beaconsfield, Buckinghamshire
About Sorbon Estates
Sorbon Estates is part of the privately owned Shanly Group, with an established portfolio of commercial property across the South East, Thames Valley and Greater London. We invest in, develop and manage a diverse range of properties, including high street retail, mixed-use developments and residential accommodation above commercial premises.
Our approach is long-term and hands-on, with a focus on maintaining high standards, building lasting occupier relationships and continually enhancing the performance and value of our assets.
The Opportunity
We are looking for a commercially minded and proactive Property Manager to join our team in Beaconsfield, taking responsibility for the day-to-day management of a designated portfolio of commercial properties.
This is a hands-on role encompassing the full range of property management activities, from landlord and tenant matters, rent collection and service charge management to property inspections, maintenance and compliance. You will work closely with occupiers, contractors, professional advisers and colleagues across the business to ensure our properties are well maintained, efficiently managed and presented to a consistently high standard.
With a strong understanding of commercial property management, you will balance the needs of occupiers with sound financial management and the long-term interests of the business. You will take ownership of issues, exercise good judgement and ensure matters are progressed effectively, identifying opportunities to improve operational efficiency, control costs and protect the value of the portfolio.
Working alongside the Head of Property Management and wider team, you will play an important role in maintaining the quality of our assets and delivering a responsive, professional service to our occupiers.
Key Responsibilities
-
Property and occupier management: Manage day-to-day landlord and tenant matters, maintain effective occupier relationships, coordinate lease events and ensure lease obligations are monitored and addressed appropriately.
-
Financial management: Oversee rent collection and arrears recovery, manage service charges and sinking funds, review expenditure and budgets, and ensure property-related costs are accurately allocated and recovered.
-
Property maintenance: Undertake regular inspections, monitor property condition and presentation, coordinate repairs and planned maintenance, and work with the Maintenance team to ensure issues are resolved to the required standard.
-
Contractor management: Coordinate external contractors and suppliers, monitor service delivery and workmanship, and ensure appropriate standards of quality, responsiveness and value for money.
-
Compliance and risk: Monitor building safety and regulatory requirements, maintain accurate compliance records and ensure outstanding actions are progressed in a timely manner.
-
Reporting and administration: Maintain accurate property, tenancy and financial records, monitor key lease events and provide clear, timely information on portfolio performance, expenditure and emerging risks.
-
Continuous improvement: Identify opportunities to improve property operations, occupier service and cost efficiency, taking ownership of issues through to resolution.
About You
You will have experience in commercial property management, ideally within a landlord, investor or property management environment, with a sound understanding of leases, landlord and tenant matters and the practicalities of managing commercial buildings.
Commercially aware and financially astute, you will be confident managing rent arrears, service charges, expenditure and budgets, with a practical approach to maintenance, contractor management and property compliance.
You will be comfortable building relationships with occupiers and professional advisers, handling challenging situations fairly and professionally, and balancing service delivery with the commercial interests of the business. Highly organised and detail-oriented, you will be able to manage competing priorities, maintain accurate records and ensure outstanding matters are followed through.
Above all, you will take pride in the standard of the properties you manage, demonstrate sound judgement and enjoy working collaboratively within a team where personal responsibility, practical problem-solving and high standards matter.
Experience with property management software would be advantageous. Familiarity with MRI Horizon would be beneficial, although training can be provided.
